What to expect
An evaluation should establish where water is entering, take actual moisture content readings on the framing rather than a visual guess, assess the structure for existing damage, and produce a written scope setting out what will be done and in what order.
There is no price on this site because a crawl space cannot be scoped without being seen. Anyone quoting a figure over the phone is quoting the easy version of the job.
Useful things to have ready
- What you are actually seeing. Standing water, a smell, fallen insulation, floors that have started to move.
- When it happens. Only after heavy rain, or all through the summer regardless of weather. That timing distinguishes intrusion from condensation and changes the whole diagnosis.
- Where the downspouts discharge. Worth a walk round the outside before the visit. It is the most common correctable cause here.
- Whether anyone has worked under there recently. Plumbing, HVAC or electrical work frequently displaces an existing vapor barrier.
- Whether a gas appliance sits in the crawl space. A vented water heater or furnace down there changes whether and how the space can be sealed.
